      Cracks in your driveway or parking lot allow moisture from rain, snow, salt, and ice through to the sub base below the asphalt.   As these harmful substances penetrate into the sub base of the pavement, the cracks widen and eventually cause potholes.  To treat cracks wider than a half inch, we melt down recycled rubber tires to 400 degrees then pour it into the crack.  This material allows for expansion and contraction throughout the seasons which in turn makes for a much longer lasting repair.  Sealed and Striped Sealcoating can handle cracks on your small residential driveway or commercial parking lot.
  
Parking Lot Maintenance

         Water is the greatest threat to the integrity of any pavement. When water
penetrates, then freezes, it expands the small cracks always present in any
parking lot.

    Regular Parking Lot Sealcoating is required to reduce water penetration and
extend the life of your pavement. The earlier you address the cracks in your
parking lot, the longer it lasts. It‘s really that simple.
Proper sealcoating and crack treatment not only prolongs the useful life of
your asphalt, it also greatly reduces your lifetime costs. By sealing cracks
every single year, you will dramatically reduce the size and number of cracks
that will form in future years.

    We recommend an annual asphalt maintenance contract to make sure that
problems are addressed as early as possible. We’d rather have your long-term
business than have you wait until the cracking in your parking lot gets to the
point where resurfacing is necessary.
     
    The most important Preventative Maintenance step you can do for your parking lot is cracksealing! Cracksealing your asphalt will help prevent water from penetrating into your sub-base which is a major cause of pavement failure. By using state-of-the-art equipment to install hot applied joint sealants (meeting or exceeding FAA, ASTM and MHD standards). Sealed and Striped Sealcoating seals these cracks shut.
 
    Water flowing through open cracks into sub-base materials leads to pavement deterioration which is commonly evidenced by the following conditions: • Consolidation of sub-base material • Formation of voids under pavement • Swelling, shrinking of sub-base materials • Frost and/or freeze-thaw action • Alligatoring, raveling, pot holes and/or complete failure  If they are left unattended, open cracks will begin to compromise the qualities of your pavement surface and eventually lead to the need for costly repairs or replacement. They may also increase your chance of liability problems.  
  
    Union County Sealcoating offers a means of extending pavement life through the use of a crack repair maintenance program which deters the harmful effects of water penetration into the sub-base.  Application of a hot rubber crack filler will prevent water penetration into the sub-base thereby prolonging the life of your pavement and elimination of potential liabilities. Hot rubber crack repair, if installed properly, is the foundation of a successful maintenance program for any type of pavement. Every 2 to 3 years, pavement should be inspected to see if additional crack sealing is required.
